(3)Application to rent a property
The application form need to be submitted.
※All your guarantor`s information and yours must be filled out personally.
※Please confirm the required documents as below. The application is officially effective after all the required documents prepared.
※You are charged for an agent commission.
※The contract date and start date for the lease need to be adjusted with the owner.
※You may be required to use a guaranty company if you cannot prepare a joint guarantor for the lease contract.
※We apologize in advance that your application may be refused against your desire since the owner makes a final judgment of the screening.

Required fee for the lease contract.
The following fee are required for the lease contract. Please confirm the details in the lease contract.

|Deposit||This money is deposited to the owner, which should be refunded the rest of the deposit deducted by restoration fee after the tenant vacates. If there are non-refundable deposits in the lease contract as covenants it is deducted from the deposit.|
|Key money||This money is non-refundable in contrast to deposit.|
|Parking fee||In order to use the facilities in a premise, parking fee, bicycle parking fee, garden fee for exclusive use and luggage room fee may be required. （※2）|
|Agent commission||The agent commission is one month`s rent plus sales tax based on Building Lots and Buildings Transaction Business Act.|
|Fire insurance( with Tenant`s liability endorsement)||All tenants must be covered by fire insurance with tenant`s liability endorsement.|
|Guarantee fee for guaranty consignment contract||It need to be paid if you are required to use a guaranty company for the lease contract. （※4）|
|Others||Neighborhood association fee should be individually paid by tenants.|
※1）The month after the next month may be required in some cases.
※2）The additional fee is required/needed for certification of parking space.
※3）The guarantee fee may be different by guaranty companies. Please confirm a guaranty system to be used.
※4）If the sales tax and local sales tax rate are increased the above-mentioned fees will be revised to the equivalent amount of tax based on the renewal tax rate.
Precaution for the lease contract.
About the joint guarantor.
The lease contract basically requires the joint guarantor to cover for contractual obligations. Certain conditions such as same regular income as the contractor and so on are required for the joint guarantor so please ask us for the details.
About using the guaranty company.
It is the guaranty system for lessee who cannot prepare the joint guarantor to consign the guaranty company. Some lessors may also ask lessee for using the guaranty company so please ask us for the details.
※Please note that lessee may not be able to use the guaranty company because their certain screenings and guaranty conditions are different by each guaranty companies.
※The guaranty consignment contract must be made with the guaranty company at the time for the lease contract.
About covering fire insurance with tenant`s liability endorsement.
Lessee are required to cover fire insurance with tenant`s liability endorsement in principle.
※Please note that the insurance fee is different by building structure and footprint of room.
The contents of the insurance to be covered
|1.Coverage for household belongings.||Insurance to cover damages of household belongings in a room by accidents such as fire disaster, lightning, water leakage and theft(break-in).|
|2.Coverage for ｔenant`s liability||Insurance to cover expenses for the owner by accidents such as fire disaster.|
|3.Coverage for personal liability||Insurance to cover expenses for damaging others belongings and injuring others in daily life.|
About the restoration.
- We explain about the details of the restoration fee when vacating the premise according to the Ordinance for Prevention of Residential Rental Disputes by Ministry of Land, Infrastructure, Transport and Tourism.
- Please be careful to manage the premise since the tenant is responsible for the restoration of any damages caused intentionally and negligently, or by not attending to problems.
- We make “Explanation based on the Ordinance for Prevention of Residential Rental Disputes” for rental residential properties located in Tokyo. Please carefully confirm if there are covenants about the restoration of any damages when vacating the premise.
About the compliance of the by-laws and regulations.
- The tenants who move in a condominium are obligated to observe the by-laws and regulations but also the regulations established by the owners.
Pets allowed properties may establish regulations for pets in addition to the by-laws.
It should be confirmed in advance if the conditions(numbers, size, place, etc) are established to have pets.
It should be confirmed ahead of the contract if installation of heavy goods such as piano is prohibited.
The installation of the piano requires the owner`s approval in advance. The by-laws and regulations must be observed to play instruments and sound equipment.
- It should be confirmed in advance if the tenants are allowed to use a bicycle parking and parking lot by the by-laws and regulations.
