Features in Lease support systems

We can fully support owners with a wide range of services from instructing tenants to use equipment when they move in, avoiding troubles while they live in and making an arrangement when they move out.

Tenants can reach 24 hour support desk service in English when emergency issues happen such as equipment troubles.(※This service requires tenants the service fee.)

- Services provided before move-in. (Checking property condition and equipment operation, Instructing precautions and use of each equipment in a building, preparing manuals and rules, Arranging house cleaning before tenants move in(※Fee-charging)

- Services provided while living. (Handling inquiries and complaints from tenants, arranging repair of equipment troubles, urging rent delinquents to pay/ sending content-certified mail, renewing the lease contract. )

- Services provided when move-out. (Attending when tenants vacate the room, adjusting deposit for the restoration of the room, arranging restoration of the room, finding new tenants, changing name of utilities. )

(2)Silver Plan・・・This is for owners who want to manage by themselves.

    ※The following documents must be needed if you have a substitute for each procedure.

Please note as below when you ask us for lease

  1. The renewal commission of half a month`s rent plus sales tax must be needed for the renewal of the lease contract.
  2. The monthly management fee becomes 7%~8% for expatriates.
  3. ”Monthly rent and so on” means the total amount of monthly rent, management fee and parking fee.

Flow of Lease support system

1. Consultation
We ask your wishes and conditions for lease in detail.

2. Evaluation/Setup rent(Conditions)
We estimate fair rent on the basis of the latest neighbor price and market trend.
※The sublease contract is made at this stage with the owners who request “Sublease plan”.

3. Tenants hunting
We find out a tenant early by our many network.

4. Review
We conduct a review on a tenant with an owner and guarantee company.

5. Lease contract /Move-in
We make a contract agreement for both of an owner and tenant.
※The property management agreement is made at this stage with the owners who request “Gold/Silver Plan”.

6. While living
We provide tenants with 24 hour support desk service on behalf of owners during the property management agreement.

7. Renewal
We conduct a contact renewal and negotiation on lease terms and conditions with tenants.

8. Vacation / Re-hunting
We conduct an attending, checking in the room, estimating restoration and adjusting deposit and rent for tenant`s vacation.
